Holiday Inn & Suites Penang Prai, a 332-room hotel in Juru Sentral, Seberang Perai, is reportedly being offered for between RM220 million and RM230 million, less than two years after opening its doors.

The freehold hotel, which soft-opened in March 2025 as Malaysia’s first Holiday Inn & Suites property, is being marketed against a backdrop of increasing activity in Penang’s hotel property market, with several established hospitality assets also being put up for sale.

According to The Edge, industry observers said the owner had been considering a sale since late 2025, with the asking price considered high relative to prevailing market benchmarks. 

At the upper end of the range, the RM230 million asking price translates to about RM693,000 per room.

The hotel was originally announced in 2016, when InterContinental Hotels Group (IHG) signed a management agreement with Exopuri Development Sdn Bhd to bring the Holiday Inn brand to Juru Sentral. 

The project was initially planned as a 288-room hotel with a development cost of RM117 million and a targeted completion date of 2019.

It eventually opened with 332 rooms and suites, offering a mix of standard rooms and larger suites with kitchenettes. 

The property also features more than 2,066 sq m of function space, including a pillarless ballroom capable of accommodating up to 1,000 guests.

The hotel's location is central to its original proposition. Situated near the Prai industrial area and within the wider Juru industrial corridor, it was developed to cater to business travellers, contractors and professionals working with manufacturing companies and multinational corporations in the surrounding area.

However, its dependence on corporate and industrial demand also means its business profile differs from hotels on Penang island.

A property observer told The Edge that the hotel's average occupancy is perhaps slightly above 50%. 

While such a level is not necessarily unusual for a relatively new hotel still establishing its customer base, mainland properties generally face a different demand environment from those on the island.

Penang island benefits from a larger leisure and tourism market, supported by George Town's UNESCO World Heritage status and its established position as a tourist destination. 

Hotels in industrial areas such as Juru, meanwhile, tend to rely more heavily on weekday business demand, with occupancy potentially softening during weekends.

That distinction could be an important consideration for prospective buyers assessing the Holiday Inn & Suites Penang Prai.

A wider test for Penang hotel values

The reported sale is also notable because it is not happening in isolation.

Penang has seen a number of hotel transactions and sales listings in recent months, providing a wider indication of how owners and potential buyers are assessing the value of hospitality assets in the state.

Tropicana Corp Bhd, for example, sold the 316-room Courtyard by Marriott Penang to a unit of IOI Properties Group Bhd for RM165 million. 

The transaction was part of a broader series of acquisitions in which IOI Properties acquired three assets from Tropicana for a combined RM1.115 billion.

Meanwhile, the 316-room DoubleTree Resort by Hilton Penang in Batu Ferringhi was reportedly put up for sale through a tender exercise with an indicative asking price of RM250 million, equivalent to roughly RM791,000 per room.

The 451-room Cititel Penang in George Town has also been placed on the market for RM163 million.

The range of properties involved, from an island beachfront resort to a city-centre hotel and a relatively new mainland business hotel, highlights the different factors that can influence hospitality valuations across Penang.

For the Holiday Inn & Suites Penang Prai, its reported asking price of up to RM230 million will therefore be watched against both the pricing of recent transactions and the property's ability to build occupancy in the years ahead.

New supply adds another layer

At the same time, Penang's hotel market is continuing to add new rooms.

Several new properties are expected to open in the coming months across both the island and mainland, increasing competition for guests even as existing hotel owners test buyer appetite.

For mainland hotels, the continued expansion of Penang's industrial base could provide a source of longer-term corporate demand. 

Juru and the surrounding Prai area are home to manufacturing operations and multinational companies, creating a steady pool of business travellers and contractors.

But the challenge for hotel operators is converting that demand into stronger overall occupancy, particularly outside peak weekday periods.

For potential buyers, the question is therefore not simply whether a hotel can attract guests, but whether its location, brand, operating performance and future demand can justify the property's valuation.

With several Penang hotels now either changing hands or seeking buyers, the Holiday Inn & Suites Penang Prai listing adds another benchmark to a market where hotel values, occupancy and future supply are increasingly coming under scrutiny.
